Exton and the neighbouring hamlet of Ebford sit in the transition zone between the Exe Estuary and the rising ground towards Woodbury each area has distinct growing conditions:
The core of the village between the A376 and the estuary, with a mix of period cottages, Victorian and Edwardian houses and some well-integrated modern developments. Gardens range from compact cottage plots to generous detached properties with views over the water. The soil is a heavy alluvial clay from the estuary floodplain is rich and fertile but slow to drain in winter. It cracks in summer droughts and turns sticky in wet weather. Good soil management with regular mulching, organic matter, and sensible plant choices makes all the difference. Properties closer to the estuary get more wind exposure and occasional salt spray, so hedges need to be dense and tough.
Properties on the eastern side of the village, heading up towards Woodbury Road, sit on higher ground with better drainage and less flood risk. The soil lightens as you climb with less clay, more sandy loam, influenced by the pebblebed geology of nearby Woodbury Common. Gardens here are often larger, more open, and sunnier. They dry out faster in summer but are easier to work in winter. The elevation gives some protection from the worst of the estuary wind.
A quiet hamlet between Exton and Clyst St George, with a scattering of period properties, cottages and some larger detached houses along Ebford Lane. Ebford sits on the edge of the Clyst valley with access to the Exe Estuary cycle trail a genuinely peaceful spot. Gardens here tend to be generous and rural in character, with mature trees, long hedgerow boundaries and established borders. The soil is heavy Clyst valley clay being similar to Clyst St Mary and Clyst St George. A village where people take pride in their gardens and expect a gardener who takes equal care.
The adjoining village to the north-east, with its medieval church and scattered properties along quiet lanes. Gardens are a mix of older cottage plots and more substantial country house gardens. Some properties have panoramic views across the Clyst valley towards the estuary. The soil is the same heavy clay but with reasonable drainage on the slightly elevated ground.
