The soil is heavy clay from the river floodplain with fertile but slow to drain in winter and prone to cracking in dry summers. The residential estate built in the grounds of the old manor house, home to the majority of the village population. A mix of houses from the original development through to more recent additions, with medium-sized family gardens with lawns, borders, hedges and driveways. The slightly elevated position gives better drainage than the low-lying village centre, though the underlying clay still holds moisture. The hamlet of Sowton sits just to the north of the village not the Sowton industrial estate near the M5, but the original hamlet with its medieval church. Properties here are rural and often have larger plots with paddocks, orchards and substantial hedgerow boundaries. Farringdon, a mile or so east, is similar with scattered farms and houses with big gardens that need seasonal management rather than weekly tidying. These are the jobs where I might bring the petrol kit for heavy clearance work, but regular maintenance is still done with battery tools.
